- Speak to Estate Agents face to face when making offers on properties. If you appear confident then they are more likely to give your offer serious consideration.

Learn how to invest in property!

- Ask the Estate Agents questions about the vendor such as - "What position is the vendor in?". If the Estate Agent tells you that it's a couple who have a baby on the way and they are looking to move into a larger property in time for the arrival of their newborn then they are more likely to take a reduced offer for a quick sale. If the Estate Agent informs you that the vendor has had the house on the market for 6 months but they are yet to receive the right offer then they are unlikely to accept a low offer. Ask questions and take notes as these can lead to a great investment, and there are plenty of them out there!

TIP NUMBER 1. Decide what you want to achieve.

The first step in becoming a Property Investor is to decide what you want to achieve. A Property Investment Strategy is very similar to a Business Plan. It will set out your short, medium and long term aims and more importantly how you are going to get there. Let's say your goal is to buy 10 properties over a 2 year period. Your strategy will include such things as - Raising the initial Capital for investment; searching for the right properties to invest in; arranging the right mortgage; property completion and refurbishment and getting the right tenants.

However, there are a few key tips that you implement immediately in order to get them on side:

- Start to talk the 'property investment' language. Use terms such as vendor, IFA, contract race, leasehold, freehold, LTV (Loan To Value) and MIG (Mortgage Indemnity Guarantee). By speaking terminology that the Estate Agents understand you will immediately get their attention and they are more likely to take you seriously as a Property Investor.

TIP NUMBER 4. Don't be afraid to make stupid offers.

Let's face it, the success of your Property Investment Business will rest on your ability to secure properties that are under market value. There is little point in purchasing a property either above market value, or at market value as it will take longer to yield a return.

Spend an entire weekend viewing properties, asking questions and taking notes. Then, on the Monday morning start to make your offers on the properties that you believe the vendor will take a reduced hit. If you visit 40 properties in a weekend and you identify that 15 of them have the potential to take a reduced asking price then you are onto a winner. Make significantly below market offers on all 15 properties and see what comes back...... you'll be surprised!
